The following summarizes the charges and the minimum requirements necessary to qualify for an apartment in our community. In order to process your application, we must receive and verify from all Applicants, a government issued photo identification and a Social Security Number (SSN) or an Individual Tax Identification Number (TIN) card, a valid Visa issued by the U.S. Government, or a U.S Government guest worker identification card and one additional document verifying the SSN, TIN, Visa or Guest Worker Number. If documents are not submitted within 24 hours of application, your application will be considered incomplete and may be cancelled.
- Each Applicant must complete his or her own separate application, pay a non-refundable application fee of $50.00 per each applicant, and pay a non-refundable administrative fee of $50.00 per unit. Additional application fees may be charged if additional screenings are requested. Applications are valid for six months.
- To hold an apartment, the holding deposit and application fees must be made online, in the form of a certified check, money order or equivalent. Online payments are subject to a service fee.
- If unemployed, or retired, you must show liquid assets in your name that are equal to, or greater than, three times the rent obligation for agreed lease term. These assets must be verifiable and be in your name, or you must have ownership right in the assets, for example, a savings account, retirement account or trust for which you are the beneficiary. For Applicants with an ITIN or a guest worker card, you must have the above-referenced proof of liquid assets.
- If there is more than one Applicant, each applicant must qualify independently, as it relates to criminal and rental history. Incomes may be combined to meet our credit criteria. If you receive child support, you may include it as a source of income for consideration of your application; but you are not required to disclose child support if you do not wish to have it included for income eligibility considerations.
- Your source of income must be from a verifiable source, for example, a tax return, a W-2, pay stub or copy of pay check, or other similar documents. Work letters may be accepted if they can be properly verified to our satisfaction.
- Gross income must be equivalent or greater to three times the rent.
- Applicant’s credit and background are scored through SafeRent Screening. In order to be approved, in addition all other criteria stated herein, Applicants must receive an "Accept" to receive any specials (posted in our office). If Applicant receives a "Conditional Accept", you may be conditionally accepted with a deposit that is equivalent to a full month’s rent. In addition, in order to be accepted under these circumstances Applicants must meet the other standards listed in this document.
- Income calculations for these standards are based on the quoted market rent for the Apartment you are applying for, not the "Concession Rate", if any.
- Applicant must have given proper notice to last landlord; must have a positive past landlord verification, cannot currently be under eviction or under the threat of eviction and must have prompt payment history that is verifiable.
- If prior residential history is from a home with a mortgage, mortgage history will be considered in lieu of landlord history.
- No prior evictions within the last five years.
- No bankruptcies unless discharged or if under a Chapter 13, must be a confirmed plan and must be on plan for at least one year with no motion to terminate or convert the plan.
- No utilities in collection.
- No prior landlords in collection.
- If Applicant has any convictions for any felony, these convictions are reviewed for possible acceptance (if all other standards are met) once Applicant has been completely discharged from the criminal justice system (prison and post-conviction community control/probation) for 10 years.
- Applicants with felony convictions involving drug possession, distribution or manufacturing of drugs are not accepted as well as any felony conviction resulting in a designation of sex offender, habitual sex offender or sexual predator and any conviction of sexual menacing or molestation.
- Applicant must not have been convicted of misdemeanor involving the use, possession or intent to distribute a controlled substance or illegal drug. If convicted, applicant will be reviewed for additional consideration seven (7) years once Applicant has been completely discharged from the criminal justice system (prison and post-conviction community control/probation).
- Applicant must not have been convicted of a misdemeanor involving: Theft, Deception, Burglary, Larceny, or any crime involving weapons. If convicted, applicant will be reviewed for additional consideration seven (7) years once Applicant has been completely discharged from the criminal justice system (prison and post-conviction community control/probation).
- All applicants must be at least 18 years of age.
